How banks lend and what they look for
Banks lend from their own deposits, so they price lowest and ask the most. A community or regional bank leaves its loan officers more room for judgment than a national bank, which runs a tighter credit box. Both want two or more years of filed returns, steady profit, collateral and a relationship that includes your operating accounts. In return you get longer terms and lower cost than almost any other lender type.

What does a bank look for?
Two years of filed returns, steady profit, debt service coverage of about 1.25 times, collateral and your deposit accounts at the bank.
How fast does a bank fund?
Two to six weeks from a complete file. Missing statements, an appraisal or a loan committee calendar are what slow it down.
How does a lender get on the register?
Entries start from public records. Standing rises as the lender claims its entry, adds its loan officers and verifies its details.
How many banks are on the register?
The register lists 515 banks and 35 loan officers who work at them. Any lender can claim its entry and correct its details.
